How do I determine the zoning of a piece of property?
Zoning is designated through the Arlington Zoning Map. To determine the zoning of a piece of property, you can:
- type an address into the interactive Development Activities map (enter street address in search box, upper right corner),
- download a pdf of the Town's Zoning Map,
- or contact Planning staff at Town Hall.
*Note - zoning designations identified on the Shelby County Assessor website do not always reflect Arlington zoning designations. In addition, more recent map amendments may not yet be reflected on the Town's map, so it is always best to check with staff if there is any question.
Can I open my business in any commercial space I find?
No. Arlington's Zoning Ordinance specifies which uses are appropriate in different zones and other requirements, such as parking. Before you sign a lease or purchase a property, be sure to contact the Planning Department and confirm your use is permitted there and can meet all requirements.
I have a proposal for a new Development. Can I talk with staff before submitting an application?
Yes. The Planning Department holds Pre-Application meetings monthly, generally on the second and fourth Mondays of the month. Please contact the Planning Department at (901) 867-2620 to schedule a pre-application meeting.
A Pre-Application Meeting can provide more clarification regarding the Town’s development and building process before an applicant spends too much time and effort with a proposal. This informal meeting allows staff to review the proposal in general terms and provide preliminary comments and observations. Town staff are also available to answer applicant questions about the property or process.
Do I need approval to renovate the exterior of my Business?
Yes. If you are planning to renovate the exterior of your Business (new paint colors, awnings, roof, signs, etc.), be sure to submit a Site Modification form to Town Hall first. Many minor changes can be approved administratively by staff, but more extensive changes will often require Design Review Commission approval.
